How Long Does a Boiler Typically Last?
A well-maintained boiler will generally last anywhere between 10 and 15 years, and some can push beyond that with regular servicing. However, the key word here is maintained. Boilers that receive an annual service consistently tend to last significantly longer than those that are left unchecked year after year.

Signs Your Boiler Might Be Coming to the End of Its Life
Age alone isn’t always enough to write a boiler off, but combined with other warning signs, it can tell you a lot. Here’s what to watch out for:
It’s breaking down more frequently. One repair every few years is normal. But if you’re calling an engineer out multiple times in a single year, the costs are stacking up and reliability is clearly becoming an issue. At some point, continued repairs stop making financial sense.
Your energy bills are creeping up. Older boilers become less efficient over time. If your gas bills are noticeably higher but your usage hasn’t changed, your boiler may simply be working harder than it should to produce the same amount of heat. A modern A-rated condensing boiler operates at over 90% efficiency, compared to older models which can drop to 70% or below.
It’s making strange noises. Banging, clunking, kettling, or gurgling sounds are all signs that something isn’t right. These can sometimes be fixed — a power flush, for example, can resolve kettling caused by limescale or sludge — but in an older boiler, they often point to components that are wearing out.
The flame is yellow or orange instead of blue. A healthy boiler burns with a crisp blue flame. A yellow or orange flame can indicate that the boiler isn’t burning gas efficiently and may be producing carbon monoxide. This is a safety issue that needs immediate attention from a Gas Safe registered engineer.
It takes longer to heat your home or water. If you’ve noticed your radiators taking much longer to reach temperature, or your hot water isn’t as consistent as it used to be, your boiler’s performance is likely declining.
Spare parts are hard to come by. For boilers over 10–12 years old, manufacturers often stop producing spare parts. If your engineer is struggling to source components, repairs become difficult and expensive — and that’s a strong sign it’s time to move on.
There’s visible corrosion or leaking. Rust, corrosion, or water pooling around your boiler are serious warning signs. While small leaks can sometimes be repaired, widespread corrosion is generally a sign that the boiler’s structure is compromised.
The Repair vs. Replace Question
A useful rule of thumb is the 50% rule: if the cost of a repair is more than 50% of the cost of a new boiler, replacement is usually the smarter investment. A new boiler gives you reliability, improved efficiency, a manufacturer’s warranty, and peace of mind – rather than simply delaying the inevitable.
It’s also worth thinking about the longer-term picture. A new energy-efficient boiler can reduce your heating bills meaningfully year on year, which means it often pays for itself over time – especially with flexible finance options available.
What About Servicing? Can It Extend My Boiler’s Life?
Absolutely. An annual boiler service is one of the best things you can do to extend the life of your boiler and keep it running safely. During a service, an engineer will check all the key components, clean parts that need it, identify any early warning signs, and ensure the boiler is burning gas safely and efficiently. It also keeps your manufacturer’s warranty valid in most cases.
